Accommodation includes the Farmhouse and attached Studio, which can be booked together if required (supplement).Bed & Breakfast also available September to May From 30 euros per room per night. The Farmhouse is over 200 years old, is of stone and oak beam construction. Fully equipped, with the advantage of central heating to complement the wood burning stove, making it ideal for summer and winter vacations. Outbuildings have been converted for recreational use and the grounds which are enclosed, include a heated, fenced swimming pool (seasonal), sun terrace and large games room containing table tennis, snooker, bowling alley, darts, music centre and various outdoor and indoor games.There are safe playing areas in the grounds where there are swings, and a wendy house. The orchard is available for football, golf, cricket and badminton.There is an outside dining table to accommodate 14 plus, as well as other tables and chairs, parasols and sun loungers for relaxing on the lawns in divided areas of the grounds. The old Bakehouse provides a unique, covered barbecue area.The Studio Enjoys a private decked terrace area with its own outside furniture and barbecue. We supply duvets and pillows, but should you not wish to bring sheets, duvet covers, pillow cases and towels, these can be supplied at 5 pounds per person per week. Rental Conditions: 1. All arrangements are made subject to the following conditions and signatures on the booking form of the client is confirmation that they agree to be bound by these conditions. 2. The booking form should be completed and returned to us together with the holiday booking deposit as specified. Bookings made within the 8 weeks of your arrival date must be paid in full at the time of booking. 3. Following receipt of your booking form, together with the holiday booking deposit, we will confirm your booking. The final payment is payable no later than 8 weeks before the arrival date of your holiday. We reserve the right to cancel the booking and retain the deposit if you fail to settle the full payment by the due date. 4. Should it become necessary for you to cancel the booking we must be informed in writing without delay. If notification of cancellation reaches us more than 8 weeks before the date of arrival, your security deposit only will be forfeited; should the notification however be less than 8 weeks before the date of arrival the following ABTA approved cancellation charges will apply in addition to the forfeiture of your deposit, expressed as a percentage of the total holiday price. Cancellation within 29 - 56 days of arrival 30% Cancellation within 15 - 28 days of arrival 45% Cancellation within 1 - 4 days of arrival 60% No refund or compensation or any other payments will be made if cancellation advice reaches us on or after the arrival date. 5. Whilst every endeavour will be made to satisfy a clients requirements, we reserve the right of cancellation whenever circumstances beyond our control make such cancellation necessary. we shall promptly notify the client of such cancellation and make full refund of all monies paid in respect of the booking but shall be under no further liability to them whatsoever. 6.We reserve the right to decline to accept or retain any person as a client. 7. The security deposit of £400 is held against losses, breakage, damage and cleaning if found necessary until the end of your holiday. If everything is satisfactory it will be returned to you one week after the end of your stay. 8. Baggage, including personal effects, is at all times and in all circumstances at your 0wn risk. 9. The Farmhouse and Studio are not available until 4.30 on the day of arrival, and the two properties must be vacated by 10.00am on the day of departure in order to allow for changeover
